RENTAL QUALIFICATIONS


Interested in renting?

Please review the following criteria to be sure that you qualify.

Monthly income must meet or exceed 3x the monthly rent.

For example


If the rent is $900 per month, then the tenants household monthly income must be $2700+

  • Circumstantial approval may be granted based on applicants debt to income ratio 

Employment Qualifications

  • Applicant must have held current job for 6+ months.
  • Applicant must provide proof of employment and income.

Applicant can NOT have more than 2 pets.

*This does NOT apply to service or emotional support animals*

Terms

  • Applicant MUST be willing to begin their lease by the 1st of the upcoming month.
  • Applicant must be able to pay the rent & deposit (or move in fee) in full before move in.

Criminal Record

Applicant can not have a felony criminal record.

Applicant can not have a history of unpaid bills in collections.

If 3+ non-medical bills in collections then auto-denial.


If 1-2 non-medical bills in collections then circumstantial approval may be given.

  • Circumstantial approval may only be given if the collection accounts are actively being paid.

1 Year Leases

All leases are 1 year leases.  No exceptions.

Valid ID Required

Applicant must provide valid ID and proof of employment and income.

References Required

Applicant must provide valid references (employers, previous landlord).  We must obtain at least 1 reference.
